Mezzanine Floors and Planning Permission — What You Need to Know

Most mezzanine floors require building regulations approval but not planning permission. Here is exactly what approvals you need and how to get them.

Does a Mezzanine Floor Need Planning Permission?

In most cases, an internal mezzanine floor installed within an existing commercial building does not require planning permission. It is classified as an internal alteration that does not affect the external appearance of the building. However, if the mezzanine involves changes to the external envelope — new windows, roof lights, external staircases — planning permission may be required.

Always check with your local planning authority or a qualified structural engineer if you are unsure. Mezzify handles all necessary approvals as part of the installation process.

Building Regulations Approval

Most mezzanine floors do require building regulations approval. This covers structural design, fire safety, means of escape, fire suppression and accessibility. The structural calculations for the mezzanine must be prepared by a qualified structural engineer and submitted to the local building control authority or an approved inspector.

Mezzify handles all building regulations submissions as part of the standard installation package. We engage structural engineers, prepare and submit the necessary documentation and manage the approval process on your behalf.

Fire Safety Requirements

Fire safety is the most significant regulatory consideration for mezzanine floors. A mezzanine floor creates an additional occupied level within the building and may require additional fire exits, fire-rated enclosures, sprinkler coverage and fire alarm upgrades. The specific requirements depend on the size of the mezzanine, its use and the existing fire safety provisions in the building.

Mezzify works with fire safety consultants on all installations where fire safety upgrades are required, ensuring full compliance before handover.

Landlord and Lease Considerations

If you occupy your premises on a lease, you will typically require landlord consent before installing a mezzanine floor. Most landlords view a mezzanine as a value-adding improvement and consent is usually granted — but it must be obtained in writing before work begins. Mezzify can provide a technical specification for landlord approval submissions. Call 0800 654 6955 for more information.
